Visiting a Showroom? What to Look At and What to Ask

Show units are made to impress. Here's what to check beyond the styling, and the questions worth asking before you commit to a new home.

Show units are designed to make you fall in love, and that’s part of the fun! Beyond the styling, though, there are a few things worth checking and a few questions worth asking. Keep this list handy for your next visit.

Before you go

  • Get the floor plan of the layout you like. Most project pages on this site show the plans, for example CloutHaus KL City Centre and Pavilion Square.
  • Write down your must haves: number of bedrooms, car parks, and the view or facing you prefer.
  • Bring a measuring tape if you plan to bring your own furniture.

In the show unit

Show units are styled to look their best. Here’s how to see past the styling:

  • Compare it with the floor plan. Show units sometimes open up walls or use smaller furniture to feel roomier.
  • Ask what is included. Some items are decoration only. Ask for the fittings list, so you know which lights, cabinets and appliances come with the unit.
  • Look at the practical spaces: storage, the kitchen, and where the washing machine and drying area go.
  • Check the finishes: floors, doors, taps and windows.
  • Notice the ceiling height and window size. They make a big difference to how bright and open the home feels.

At the scale model

The model of the building tells you a lot about daily life:

  • Which side your unit faces, and what it looks out on
  • Where the pool, gym and other facilities are
  • Where the car park entrance and main roads are, since these can bring noise

Questions worth asking

What is the built up size of this unit? So you can compare prices fairly between projects
Which floors and facings are still available? The best units often go first
How many car parks come with the unit? Especially important for families
How many units share each floor and each lift? More units can mean longer waits and busier facilities
What is the estimated maintenance fee? It’s a monthly cost for as long as you own the home
Is it freehold or leasehold? It affects resale and financing
When is the expected completion date? It sets when you can move in or rent out
What is the payment schedule? So you can plan your cash flow
Are there any current packages or rebates? Offers change often, so it’s worth asking

After your visit

  • Compare your notes while they’re fresh. Photos help, but your first impressions matter too.
  • Visit the actual site. Walk around the area at the time of day you would usually come home.
